Warning signs of water leaks and damage

Many homeowners have asked for a list of warning signs of water leaks and damage. I have created this list as a guide for self-inspection in hopes that you can catch problems early. However, many of these signs do not become visible until the leak and damage to the foundation reaches a critical stage. It is best to inspect early and often. If any of these signs are visible, call a professional waterproofing and mold remediation team for a more thorough examination. In addition to the problems that water damage has on the structure of your home, mold also causes health problems. Be aware, alert and assertive!

water vapor and moisture:

Condensation will appear on windows and other surfaces.

Water begins to seep through cracks in walls, floors, and cove joints.

mold and fungus:

The musty smell coming from the basement can be subtle but grow stronger.

Mold, mildew or fungus become visible from colonization of spores showing discoloration.

Wood surfaces:

Paint begins to flake off walls, window frames, doors, and other surfaces.

Stains begin to appear on the drywall.

Settlement cracks appear in the walls.

The rot is evident in the wood. (Surfaces include beams, furniture legs, paneling, etc.)

Concrete surfaces:

Hairline cracks begin to appear.

Cracks begin to grow and allow water to seep.

Metallic surfaces:

Condensation appears on metal surfaces.

Rust begins to appear on metal surfaces. (Surfaces include pipes, machinery, etc.)

Fabric surfaces:

Stains appear on carpet or drywall.

Discoloration and powdery substance appears on the furniture.

The hint of odor is coming from furniture or curtains.

Sump pump or other waterproofing systems:

The sump pump or waterproofing system retains standing water.

Sump pump fails or may run constantly.

Another interior waterproofing system will not drain or collect and retain standing water.

Exterior waterproofing:

Exterior water management or waterproofing begins to fail.

Insects and bugs:

Insects and other critters begin to appear.
