Condo Choices for Bangkok’s Phrakanong District

New condo and apartment blocks seem to spring up every fortnight in Bangkok. Over the course of a year, it is not uncommon to see two dozen or more well-equipped and well-located buildings materialize in the central areas of the city. This provides many opportunities for anyone looking to lease or rent residential properties close to Bangkok’s BTS or MRT train networks.

Location, Price, Facilities, Style, Design, Views?

Obviously, not all new condos and apartments in Bangkok are as attractive as others. Some inevitably stand out from the crowd for a myriad of reasons, some of which are the most common:

  • Rental
  • Price (value for money)
  • Facilities
  • Administration Service
  • Style and design
  • Neighborhood
  • Surrounding views

There is never a single factor that makes a building better than the competition. Here I have put together what I think are the current best options in condos and apartments for rent in the Thai capital for today’s market.

Like all “best of” lists, my choices here are subjective. I’m sure any reader with in-depth knowledge of the Bangkok property market will dispute some of my options and argue that there are other buildings more worthy of praise. However, I have not only listed condos and apartments that I personally like, but also those that have received good feedback from expats living in the city. In other words, some of my best picks have been tried and tested.

Le Luk Condo in Phrakanong

The first Bangkok condo that I will see is the Le Luk condo in Phrakanong. This building is located just a five minute walk from Phrakanong BTS Station. Le Luk offers studio, one and two bedroom apartments for rent. The building first opened in the summer of 2011. One of the initial attractions of this condo is the size of the living areas compared to the relative size of many newer projects entering the Bangkok real estate market.

In the last 5 to 10 years there has been a huge increase in well located, well equipped and modern condo and apartment construction in Bangkok. And, due to the popularity and convenience of the MRT and BTS lines, many of these properties have been located just 500 m-1 km from a station.

However, the only downside to the current housing boom has been the reduction in living space. Condo units, in general, have gotten smaller and smaller with each passing year. This is where Le Luk stands out as exceptional value for money accommodation. With studios of up to 40 square meters, one-bedroom condos of more than 50 square meters, and two-bedroom units of more than 80 square meters, these units are not only well designed, bright and airy, but they are also truly spacious in compared to many of the newer projects.

Le Luk – The conclusion

Le Luk Condo combines the best of both worlds for those looking to reside in mid-range accommodation in Bangkok. It has both the elegant design and the architectural advantages of a new building, combined with the size and breadth of much older buildings. Also, considering the value for money represented in the rental price, then Le Luk is undoubtedly one of the best Bangkok condos currently on the market.

The Sky Walk Phrakanong condo

The Sky Walk is another condo that has units for rent in Phrakanong. It is also very close to the BTS Phrakanong skytrain station and, like the Le Luk condo above, the Sky Walk is also great value for money. This building opened in 2012, but it has already proven to be a great success with our clients. With excellent facilities, large layouts, and bright open rooms (thanks to large windows), affording spectacular views of the city, the Skywalk condo is another popular choice.

Available units include studios, plus one- and two-bedroom options, all of which are relatively large in size for this market. The Sky Walk caters to a wide range of foreigners looking to rent in Bangkok.

A new commercial and retail building open in the same complex gives Sky Walk residents easy access to restaurants, shops and supermarkets, making renting a condo here even more attractive than when it first opened. And the Skywalk will also become one of the few condos in Bangkok that is connected to a BTS station (in this case, the Phrakanong BTS) via a sky bridge.

All these things and more, make the Sky Walk a great residential building in Bangkok, especially for its location, facilities, amenities and value for money.
